CALGARY DAILY HOUSING SUMMARY
Calgary recorded 112 residential sales on April 10, up from 74 on April 9 and 79 on April 8. New listings came in at 207, while active inventory rose to 5,849 homes, up 2.61 percent year over year.

Inventory levels continue to rise, giving buyers more choice and contributing to a gradual shift toward balanced market conditions.

SEVEN-DAY TRAILING TRENDS
For the period of April 4 to April 10, Calgary recorded 404 total residential sales, down 22.31 percent compared with the same period in 2025.

New listings totaled 868, down 18.27 percent year over year, while active inventory climbed to 5,849 homes.

The median price for the week was $583,750, up 3.78 percent year over year, while the average price increased 6.03 percent to $654,546.

Days on market averaged 36 days, up from 28 days last year, showing slower absorption and a more balanced pace of sales.

MONTH-TO-DATE MARKET CONTEXT (APRIL)
Through April 10, Calgary has recorded 647 total residential sales, down 12.33 percent compared with the same time last year.

New listings total 1,368, down 14.93 percent year over year, while active listings are at 5,849, up 2.61 percent.

The median price is $578,000, down 0.34 percent year over year, while the average price is $649,002, up 2.94 percent.

YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 5,283 total residential sales, down 12.85 percent compared with 2025.

New listings total 10,333, down 9.02 percent year over year. The median price is $570,000, down 0.87 percent, while the average price is $633,109, up 1.69 percent.

Days on market have risen to 41 days compared with 33 days last year, reinforcing a continued move toward more balanced conditions.
