Calgary recorded 49 residential sales on April 11, compared to 112 on April 10 and 75 on April 9. New listings came in at 65, while active inventory rose slightly to 5,853 homes, up 0.62% year over year.
Inventory continues to trend higher, giving buyers more choice while reducing urgency across the market.

For the period of April 5 to April 11, total residential sales reached 432, down 16.92% compared to the same period in 2025.
New listings totaled 880 (-19.85% YoY), while active inventory reached 5,853 homes.
The median price rose 4.10% to $584,000, while the average price increased 4.75% to $652,796.
Days on market averaged 37 days, up from 29 days last year, reflecting slower absorption and more balanced conditions.

Through April 11, Calgary has recorded 697 total residential sales, down 19.61% year over year.
New listings total 1,433 (-24.38%), while active listings are at 5,853 (+0.62%).
The median price is $580,000 (-0.34%), while the average price is $650,716 (+1.98%).
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 5,333, down 13.86% from 2025.
New listings are at 10,398 (-10.71%). The median price is $570,000 (-0.87%), while the average price is $633,482 (+1.55%).
Days on market remain elevated at 41 days compared to 33 days last year, reinforcing the shift toward more balanced conditions.
