Calgary recorded 79 residential sales on April 16, compared to 86 on April 15 and 71 on April 14. New listings came in at 282, while active inventory increased to 6,014 homes, up 3.85% year over year.
Inventory is beginning to trend upward, giving buyers more options and easing competitive pressure.

From April 10 to April 16, total residential sales reached 494, down 8.69% compared to the same period last year.

Days on market averaged 36 days, up from 29 days last year, reflecting a more balanced and slower-paced market.

As of April 16, total sales are 1,030, down 13.74% year over year.
New listings total 2,116 (-10.38%), while active listings have risen to 6,014 (+3.85%).
The median price is holding steady at $585,000 (0.00% change), while the average price has increased to $661,699 (+3.63%).
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 5,667, down 13.06% from 2025.
New listings are at 11,082 (-8.50%).
The median price is $571,028 (-1.04%), while the average price has increased to $636,508 (+1.91%).
Days on market remain elevated at 41 days compared to 33 days last year.
