Calgary recorded 131 residential sales on April 17, up from 79 on April 16 and 86 on April 15. New listings came in at 221, while active inventory increased to 6,067 homes, up 2.99% year over year.

Inventory continues to rise modestly, giving buyers more choice while still maintaining relatively stable market conditions.

From April 11 to April 17, total residential sales reached 513, down 7.90% compared to the same period last year.

New listings totaled 969 (-2.22% YoY), while active inventory rose to 6,067 homes (+2.99%).

The median price increased 1.69% to $600,000, while the average price rose 5.22% to $686,141.

Days on market averaged 36 days, up from 28 days last year, indicating a slower, more balanced pace.

As of April 17, total sales are 1,161, down 10.35% year over year.

New listings total 2,337 (-10.08%), while active listings have risen to 6,067 (+2.99%).

The median price remains steady at $585,000 (0.00% change), while the average price has increased to $665,849 (+4.08%).

YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 5,798, down 12.40% from 2025.

New listings are at 11,302 (-8.48%).

The median price is $572,500 (-0.78%), while the average price has increased to $637,909 (+2.06%).
