CALGARY DAILY HOUSING SUMMARY
Calgary recorded 72 residential sales on April 20, up from 21 on April 19 and 58 on April 18. New listings came in at 70, while active inventory is sitting at 5,993 homes, up 1.35% year over year.
Inventory remains elevated, continuing to give buyers more choice and easing competitive pressure across most segments.

From April 14 to April 20, total residential sales reached 518, up 2.17% compared to the same period last year.
New listings totaled 944 (+17.27% YoY), while active inventory held at 5,993 homes (+1.35%).
The median price came in at $600,000 (+1.69%), while the average price rose 3.88% to $663,155.
Days on market averaged 34 days, up from 27 days last year, indicating a more balanced pace of sales.

As of April 20, total sales are 1,311, down 9.15% year over year.
New listings total 2,505 (-11.04%), while active listings have increased to 5,993 (+1.35%).
The median price is $585,500 (+0.09%), while the average price has increased to $661,817 (+3.63%).
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 5,947, down 12.12% from 2025.
New listings are at 11,470 (-8.72%).
The median price is $573,500 (-0.69%), while the average price has increased to $637,781 (+2.02%).
Days on market are averaging 41 days, compared to 32 days last year.
