CALGARY DAILY HOUSING SUMMARY
Calgary recorded 109 residential sales on April 22, up from 75 on April 21 and 72 on April 20, showing a noticeable pickup in daily activity. New listings came in at 158, also rising from the previous two days.

Active listings reached 5,957, continuing a gradual upward trend and sitting 1.48% higher than the same period last year, reinforcing more balanced market conditions.

SEVEN-DAY TRAILING TRENDS
For the week of April 16 to April 22, Calgary recorded 545 total residential sales, up 16.20% compared to 469 during the same period in 2025.

New listings totaled 908, an increase of 19.00% year over year, indicating a meaningful surge in seller activity.

The median price for the week came in at $593,500, essentially flat year over year (+0.17%), while the average price was $645,079, down slightly by 1.28%.

Days on market averaged 35 days, up from 27 days last year, showing homes are taking longer to sell despite stronger weekly sales.

MONTH-TO-DATE MARKET CONTEXT
Through April 22, Calgary has recorded 1,494 total residential sales, down 5.08% compared to 1,574 at the same point last year.

New listings total 2,742, down 8.08% year over year. Inventory levels, however, remain elevated due to earlier increases in supply.

The median price sits at $585,500, unchanged from last year, while the average price is $657,564, up 2.19%.

Homes are taking approximately 36 days to sell compared to 28 days last year, reflecting a slower and more balanced market pace.

YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,130 total residential sales, down 11.13% compared to 2025.

New listings total 11,706, down 8.07% year over year.

The median price is $573,750, down 0.78%, while the average price is $637,462, up 1.75%.

Days on market remain elevated at 41 days compared to 32 days last year, continuing to signal softer conditions relative to 2025’s pace.

MARKET SUMMARY
Calgary’s housing market is showing short-term strength in weekly sales and new listing activity, but broader trends remain softer than last year.

Inventory continues to build gradually, giving buyers more choice and negotiating power. Prices remain relatively stable overall, with modest upward pressure on averages but flat median performance.

The market remains balanced, with improving activity levels suggesting a more active spring, though at a slower and more sustainable pace than the previous year.
