CALGARY DAILY HOUSING SUMMARY
Calgary recorded 46 residential sales on April 25, down from 117 the previous day, reflecting typical day-to-day fluctuations. New listings came in at 53, while active inventory remained elevated at 6,135 homes.
Inventory levels continue to trend higher, giving buyers more choice and easing competitive pressure across the market.
SEVEN-DAY TRAILING TRENDS
For the week of April 19 to April 25, Calgary recorded 512 total residential sales, down slightly by 0.78% compared to the same period in 2025.
New listings totaled 840, a 3.45% decrease year over year.
The median price for the week rose to $614,933, up 4.23%, while the average price reached $655,583, up 1.74% year over year.
Days on market averaged 36 days, up from 28 days last year, indicating a slower but more balanced pace.
MONTH-TO-DATE MARKET CONTEXT
Through April 25, Calgary has recorded 1,729 total sales, down 8.81% compared to last year.
New listings sit at 3,245, a 10.26% decline year over year, while active listings have increased to 6,135, up 1.14%.
The median price is $594,900, up 1.52%, and the average price is $660,942, up 3.06%. Homes are taking approximately 36 days to sell versus 28 days last year.
YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,365 total sales, down 11.84% compared to 2025.
New listings total 12,209, a decrease of 8.66%.
The median price is $575,000, down 0.69%, while the average price is $639,122, up 1.98%. Days on market have increased to 40 days, compared to 32 days last year.
MARKET SUMMARY
Calgary’s housing market continues to stabilize as we move deeper into the spring season. While overall sales remain below last year’s levels, pricing continues to show resilience with moderate year-over-year gains.
Higher inventory levels are creating more balanced conditions, giving buyers greater flexibility while still supporting steady values for sellers.
