CALGARY DAILY HOUSING SUMMARY
Calgary recorded 41 residential sales on April 26, slightly down from 46 the previous day. New listings came in at 30, while active inventory held relatively steady at 6,109 homes.

Inventory levels remain elevated, continuing to provide buyers with more options and easing competitive conditions.

SEVEN-DAY TRAILING TRENDS
For the week of April 20 to April 26, Calgary recorded 532 total residential sales, up 2.11% compared to the same period last year.

New listings totaled 840, down 5.83% year over year.

The median price rose to $615,000, up 4.24%, while the average price reached $661,242, up 1.20%.

Days on market averaged 36 days, compared to 29 days last year, indicating a slightly slower pace.

MONTH-TO-DATE MARKET CONTEXT (APRIL)
Through April 26, total residential sales reached 1,770, down 8.95% year over year.

New listings sit at 3,275, a 11.22% decrease, while active inventory is 6,109, up 0.41%.

The median price is $594,950, up 1.19%, and the average price is $661,119, up 2.77%.

Homes are taking 36 days to sell versus 28 days last year.

YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,406 total sales, down 11.86% compared to 2025.

New listings total 12,239, down 8.93%.

The median price is $575,000, down 0.69%, while the average price is $639,311, up 1.91%.

Days on market have increased to 40 days, compared to 32 days last year.

MARKET SUMMARY
Calgary’s housing market continues its transition toward more balanced conditions. While overall sales remain below last year’s levels, recent weekly activity shows signs of stabilization.

Prices are holding steady with modest gains, and higher inventory levels are giving buyers more flexibility, while still supporting stable outcomes for sellers.
