CALGARY DAILY HOUSING SUMMARY
Calgary recorded 70 residential sales on April 27, a solid jump from 41 the previous day. New listings came in at 84, while active inventory edged slightly down to 6,080 homes.

This rebound in daily sales suggests short-term momentum, even as overall conditions remain more balanced than last year.

SEVEN-DAY TRAILING TRENDS
For the week of April 21 to April 27, Calgary recorded 530 total residential sales, up 1.92% compared to the same period last year.

New listings totaled 854, down 5.43% year over year.

The median price rose to $610,000, up 2.74%, while the average price came in at $652,545, down slightly by 0.44%.

Days on market averaged 37 days, compared to 29 days last year, indicating a slower pace overall.

MONTH-TO-DATE MARKET CONTEXT (APRIL)
Through April 27, total residential sales reached 1,840, down 6.27% year over year.

New listings sit at 3,359, a 9.68% decrease, while active inventory is 6,080, essentially flat (-0.15%).

The median price is $590,000, up 0.36%, and the average price is $659,025, up 2.48%.

Homes are taking 36 days to sell versus 28 days last year.

YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,476 total sales, down 11.13% compared to 2025.

New listings total 12,323, down 8.51%.

The median price is $575,000, down 0.69%, while the average price is $638,951, up 1.86%.

Days on market have increased to 40 days, compared to 32 days last year.

MARKET SUMMARY
Calgary’s housing market continues trending toward balance. While sales remain below last year’s levels, recent weekly gains and stable pricing suggest the market is finding its footing.

Inventory levels are holding steady, giving buyers more choice, while modest price growth indicates ongoing resilience on the seller side.
