CALGARY DAILY HOUSING SUMMARY
Calgary recorded 65 residential sales on April 28, up slightly from 70 on April 27 and 41 on April 26. New listings came in at 81, while active inventory sits at 6,046 homes, up 0.68% year over year.
Inventory levels remain elevated compared to last year, continuing to give buyers more choice and easing pressure on pricing.
SEVEN-DAY TRAILING TRENDS (APRIL 22–28)
Over the past week, Calgary recorded 520 total residential sales, down 5.63% compared with the same period in 2025.
New listings totaled 856, down 3.39% year over year, while active listings held at 6,046.
The median price for the week was $599,950, essentially flat year over year (+0.24%), while the average price declined 3.08% to $643,095.
Days on market averaged 36 days, up from 28 days last year, indicating a slower but more balanced pace of sales.
MONTH-TO-DATE MARKET CONTEXT (APRIL)
Through April 28, Calgary has recorded 1,905 total residential sales, down 6.85% compared with last year.
New listings total 3,440, down 8.92% year over year, while active inventory is 6,046 homes, up 0.68%.
The median price is $588,000, down slightly by 0.17%, while the average price has increased 1.67% to $656,348.
Overall, pricing remains stable despite softer sales activity, supported by steady demand and controlled supply growth.
YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,541 total residential sales, down 11.24% compared with 2025.
New listings total 12,404, down 8.30% year over year.
The median price is $575,000, down 0.86%, while the average price is $638,371, up 1.62%.
Days on market have risen to 40 days compared with 32 days last year, reinforcing a shift toward more balanced market conditions.
MARKET SUMMARY
Calgary’s housing market continues to stabilize as we move through April. Sales activity remains below last year’s levels, but price trends are holding relatively steady.
Higher inventory and longer days on market are giving buyers more negotiating power, while sellers are still benefiting from stable pricing—creating a more balanced and sustainable market environment overall.
