Calgary recorded 95 residential sales on April 29, up from 65 on April 28 and 70 on April 27. New listings came in at 149, while active inventory sits at 6,020 homes, up 0.72% year over year.
Inventory levels remain elevated, continuing to give buyers more choice as the market moves through the spring cycle.

Calgary recorded 508 total residential sales over the past week, down 6.62% compared with the same period in 2025.
New listings totaled 847, down 5.89% year over year, while active inventory held at 6,020 homes, up 0.72%.
The median price for the week was $604,500, up 1.38% year over year, while the average price remained essentially flat at $652,113, up just 0.09%.
Days on market averaged 35 days, up from 29 days last year, indicating a slower pace of sales.
MONTH-TO-DATE MARKET CONTEXT (APRIL)
Through April 29, Calgary has recorded 2,000 total residential sales, down 5.57% compared with the same time last year.
New listings total 3,588, down 7.60% year over year, while active inventory is 6,020 homes, up slightly by 0.72%.
The median price is $590,000, unchanged year over year, while the average price is $656,293, up 1.67%.
YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,635 total residential sales, down 10.83% compared with 2025.
New listings total 12,548, down 7.94% year over year.
The median price is $575,000, down 0.86%, while the average price is $638,582, up 1.64%.
Days on market remain elevated at 40 days versus 32 days last year, reinforcing more balanced market conditions.
