Daily Market Activity

Calgary's housing market has entered August with balanced conditions and continued price stability. On August 1, there were 59 residential sales, bringing early August activity in line with seasonal expectations. While the market remains quieter than the exceptionally active conditions experienced in 2025, pricing continues to demonstrate resilience.

Month-to-date, August has recorded 59 sales compared with 119 during the same period last year, a decline of 50.4%. New listings stand at 72 properties, down 62.7% from 193 last year. Active inventory totals 6,622 homes, representing a 4.5% decrease year over year.

Home prices remain steady despite softer sales activity. The median sale price sits at $560,000, up 6.7% compared with the same point last August, while the average sale price has edged up 0.3% to $569,774. Homes are currently taking an average of 40 days to sell, compared with 35 days during the same period last year.

Year-to-Date Trends

Calgary has recorded 13,051 residential sales so far in 2026, a 10.7% decrease compared with 14,611 sales during the same period in 2025.

New listings total 24,309 properties, down 9.8% year over year, while market activity continues to reflect a healthy transition toward balanced conditions rather than weakening demand.

The year-to-date median sale price remains virtually unchanged at $580,000, down just 0.1% from last year. Meanwhile, the average sale price has increased 2.0% to $646,001, highlighting continued strength in overall home values.

Weekly Market Trends

For the week ending August 1, Calgary recorded 450 residential sales, a 7.4% decrease compared with the same week in 2025.

New listings totaled 680, down 14.0% year over year, while active inventory declined 4.5% to 6,622 homes.

The weekly median sale price increased slightly to $563,000, up 0.5% from last year. The average sale price was $630,164, essentially unchanged from the same week in 2025. Homes averaged 42 days on market compared with 37 days one year ago, providing buyers with additional time to evaluate available inventory.

General Market Trends

Calgary continues to benefit from strong long-term fundamentals, including steady population growth, interprovincial migration, a diversified economy, and affordability relative to many other major Canadian cities.

Although sales volumes have moderated from last year's exceptional pace, inventory remains balanced and home prices continue to hold steady. Buyers are benefiting from improved selection and negotiating opportunities, while sellers continue to see stable property values supported by healthy demand.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Stable borrowing costs, moderating inflation, and improving consumer confidence continue to provide a supportive environment for Calgary's housing market heading into the late summer season.
