Calgary’s housing market continues to show resilience as August progresses, with stable pricing and limited inventory helping maintain balanced market conditions despite slower sales activity.
As of August 21, Calgary has recorded 1,123 residential sales for the month, representing an 18.8% decline compared with the 1,383 sales reported during the same period in August 2025.
New listings have reached 2,351 properties, down 7.4% year over year, while active inventory sits at 6,883 homes, a modest 1.3% decrease from last year. Although buyer activity remains below last year's pace, fewer homes coming to market continue to support inventory balance.
Home values remain steady. The median sale price has increased 0.9% year over year to $565,000, while the average sale price has climbed 8.4% to $654,727. Homes are currently taking an average of 41 days to sell, compared with 39 days during the same period in 2025.
Year-to-Date Trends
Through August 21, Calgary has recorded 14,111 residential sales, an 11.1% decrease compared with the 15,875 sales reported during the same period last year.
Year-to-date new listings total 26,588 properties, down 9.3% from 2025. Despite softer sales, home prices continue to demonstrate remarkable stability. The year-to-date median sale price remains unchanged at $580,000, while the average sale price has increased 2.5% to $647,067.
These figures continue to highlight Calgary's balanced housing market, where healthy demand and controlled inventory are supporting long-term price stability.
Weekly Market Trends
For the week ending August 21, Calgary recorded 396 residential sales, representing a 17.7% decline compared with the same week in 2025.
New listings totaled 734 properties, down 10.2% year over year, while active inventory declined 1.3% to 6,883 homes.
The weekly median sale price increased 2.7% to $565,000, while the weekly average sale price rose an impressive 9.8% to $652,174. Homes averaged 43 days on market, compared with 38 days during the same week last year, reflecting a slightly more measured pace of buyer activity.

Calgary continues to outperform many Canadian housing markets thanks to its relative affordability, strong employment growth, and steady population gains. While overall sales remain below the exceptionally active pace seen in 2025, the market has transitioned into healthier, more balanced conditions.
Lower inventory growth continues to support pricing, giving buyers greater choice while allowing sellers to benefit from stable home values. Well-priced homes in desirable neighbourhoods continue to attract strong interest.
