Calgary Real Estate Market Update – August 3, 2026

Calgary's housing market continues to demonstrate resilience as August gets underway. While sales activity remains below last year's pace, home prices have remained stable and inventory continues to support balanced market conditions.
As of August 2, the market has recorded 79 residential sales, compared with 174 during the same period in 2025, representing a 54.6% decline. New listings total 100 properties, down 63.1% year over year, while active inventory stands at 6,616 homes, a modest 4.7% decrease from last year.
Home values remain strong despite slower seasonal activity. The median sale price for August to date is $567,500, an increase of 6.7% compared with the same period last year. The average sale price has also risen 3.4% to $598,476. Homes are currently averaging 42 days on the market, compared with 37 days at the same time in 2025.
Year-to-Date Trends
Calgary has recorded 13,071 residential sales so far in 2026, down 10.9% compared with 14,666 sales during the same period in 2025.
New listings total 24,337 properties, a 10.0% decrease year over year. Despite lower transaction volumes, home values continue to show remarkable stability.
The year-to-date median sale price remains at $580,000, virtually unchanged from last year with a slight decline of just 0.09%. Meanwhile, the average sale price has increased 2.1% to $646,058, highlighting the continued strength of Calgary's housing market.
Weekly Market Trends
For the week ending August 2, Calgary recorded 442 sales, a 10.2% decrease compared with the same week last year.
New listings totaled 687 properties, down 14.5% year over year, while active inventory decreased 4.7% to 6,616 homes.
The weekly median sale price was $560,000, down 1.5% from the comparable week in 2025, while the average sale price remained essentially unchanged at $630,608, up 0.2%. Homes averaged 42 days on market compared with 38 days during the same week last year.
General Market Trends
Calgary continues to be one of Canada's most resilient real estate markets. Population growth, continued migration into Alberta, a diversified economy, and relative affordability continue to support long-term housing demand.
Although sales have moderated from the exceptional pace experienced in 2025, today's market offers healthy inventory, stable pricing, and improved opportunities for buyers while allowing sellers to continue benefiting from historically strong property values.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Stable borrowing costs, easing inflation, and steady employment continue to provide a supportive backdrop for Calgary's housing market as the summer season progresses.
