Calgary’s housing market continues to demonstrate resilience as the first week of August unfolds. While overall sales activity remains below last year’s pace, home prices continue to trend upward and inventory remains balanced, providing buyers with more options while supporting stable market conditions.

As of August 4, the market has recorded 170 residential sales, compared with 228 during the same period in 2025, representing a 25.4% decline. New listings total 258 properties, down 26.1% year over year, while active inventory has eased to 6,566 homes, a 5.1% decrease from the same point last year.

Home prices continue to outperform expectations. The median sale price for August to date has climbed to $587,500, an increase of 6.8% compared with the same period in 2025. The average sale price has surged 9.5% year over year to $657,161, reflecting continued strength in Calgary’s higher-value market segments. Homes are averaging 39 days on market, slightly above the 37-day average recorded last year.

Year-to-Date Trends

Through August 4, Calgary has recorded 13,162 residential sales in 2026, down 10.6% from the 14,720 sales reported during the same period in 2025.

New listings total 24,495 properties, representing a 9.6% decline year over year. Despite fewer transactions, pricing has remained remarkably stable.

The year-to-date median sale price stands at $580,000, down just 0.2% from last year, while the average sale price has increased 2.1% to $646,487. These figures continue to highlight the underlying strength of Calgary’s real estate market despite moderating sales activity.

Weekly Market Trends

For the week ending August 4, Calgary recorded 408 residential sales, a 12.3% decline compared with the same week in 2025.

New listings totaled 684 properties, down 8.7% year over year, while active inventory decreased 5.1% to 6,566 homes.

Weekly pricing remained strong. The median sale price increased 1.2% to $579,250, while the average sale price rose 2.9% to $650,865. Homes averaged 41 days on market compared with 37 days during the same week last year.

General Market Trends

Calgary continues to benefit from solid economic fundamentals, including steady population growth, interprovincial migration, and one of the most affordable housing markets among Canada’s major cities. Buyers continue to enjoy greater selection than in recent years, while sellers are supported by resilient pricing and healthy long-term demand.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank’s target, and stable borrowing costs continue to provide confidence for both buyers and sellers as the summer market progresses.
