Calgary's housing market continues to demonstrate resilience as July progresses, with balanced market conditions supporting both buyers and sellers. Through July 11, total residential sales reached 672 transactions, down 18.4% from the 823 sales recorded during the same period in July 2025.

New listings total 1,095 properties, representing a 24.2% decline compared with the 1,445 new listings recorded over the same period last year. Active inventory stands at 6,725 homes, down 2.8% year over year. While fewer new properties are entering the market, inventory remains sufficient to provide buyers with a healthy selection of homes.

Pricing continues to show stability. The median sale price is $583,000, up 0.9% from the same point last year, while the average sale price has increased 0.7% to $634,415. Homes are averaging 37 days on market, one day faster than the 38-day average recorded during the same period in 2025.

Year-to-Date Trends

Through July 11, Calgary has recorded 11,763 residential sales, down 11.0% from the 13,219 transactions reported during the same period in 2025.

New listings total 22,008 properties, a decline of 9.4% year over year. The year-to-date median sale price remains at $580,000, down only 0.9% from last year, while the average sale price has increased 1.9% to $648,439.

These figures continue to reflect a market transitioning toward long-term balance. Although transaction volumes remain below last year's exceptionally active pace, home values continue to be supported by strong population growth, steady employment, and Calgary's relative affordability.

Weekly Market Trends

For the week ending July 11, Calgary recorded 457 residential sales, down 8.1% from the 497 sales reported during the same week in 2025.

New listings totaled 615 properties, a 28.3% decline year over year, while active inventory decreased 2.8% to 6,725 homes.

The weekly median sale price increased 5.2% to $585,000, while the average sale price rose 1.2% to $628,320. Homes averaged 35 days on market compared with 38 days during the same week last year, indicating continued demand for well-priced properties.

General Market Trends

Calgary continues to benefit from strong economic fundamentals, including steady population growth, ongoing interprovincial migration, and employment gains across sectors such as energy, technology, logistics, construction, and professional services. The city's relative affordability compared with other major Canadian markets continues to attract homebuyers and investors.

While sales activity has moderated from the record pace experienced in recent years, balanced inventory and stable pricing are contributing to a healthier and more sustainable housing market for both buyers and sellers.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank's target, and financial markets generally expect interest rates to remain stable over the coming months. This stable borrowing environment continues to support buyer confidence and overall market activity.
