Calgary’s housing market continues to show resilience as the first half of July comes to a close. Through July 14, total residential sales have reached 829 transactions, a 13.2% decline compared with the 955 sales recorded during the same period in July 2025.
New listings total 1,322 properties, down 19.4% from the 1,640 new listings recorded at the same point last year. Active inventory stands at 6,664 homes, a 2.9% decrease year over year. Inventory remains balanced, offering buyers a healthy range of available properties while supporting stable market conditions.
Home prices continue to hold steady. The median sale price is $574,000, down just 0.2% from the same period last year, while the average sale price has increased 0.3% to $629,591. Homes are averaging 38 days on market, one day longer than during the same period in 2025.
Year-to-Date Trends
Through July 14, Calgary has recorded 11,920 residential sales, down 10.7% from the 13,351 transactions reported during the same period in 2025.
Year-to-date new listings total 22,235 properties, representing a 9.2% decline from last year. The year-to-date median sale price remains at $580,000, down only 0.9% from 2025, while the average sale price has increased 1.9% to $647,919.
Although sales activity has moderated from last year's exceptionally strong pace, Calgary continues to demonstrate price stability supported by steady population growth, healthy employment, and sustained housing demand.
Weekly Market Trends
For the week ending July 14, Calgary recorded 468 residential sales, down 2.7% from the 481 sales reported during the same week in 2025.
New listings totaled 689 properties, a decline of 18.3% year over year, while active inventory decreased 2.9% to 6,664 homes.
The weekly median sale price increased 1.6% to $568,250, while the average sale price rose 1.7% to $620,367. Homes sold in an average of 38 days, unchanged from the comparable week last year, indicating that well-priced homes continue to attract steady buyer interest.
General Market Trends
Calgary remains one of Canada's strongest real estate markets thanks to continued population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, construction, and professional services sectors. Compared with many other major Canadian cities, Calgary continues to offer attractive affordability, drawing both homebuyers and investors.
Market conditions have become increasingly balanced, providing buyers with more selection while allowing sellers to benefit from stable home values and consistent demand.
Interest Rate Environment
The Bank of Canada continues to hold its overnight policy rate at 2.25%.
