Calgary’s housing market continues to demonstrate resilience as July draws to a close. Through July 29, total residential sales reached 1,739 transactions, representing a 9.4% decline compared with the 1,920 sales recorded during the same period in July 2025.
New listings total 2,996 properties, down 16.8% from the 3,599 new listings recorded during the same period last year. Active inventory currently stands at 6,745 homes, a 4.6% decrease year over year. Inventory remains balanced, giving buyers a solid selection of available properties while preventing excessive supply from building.
Home prices continue to remain stable. The median sale price has increased 0.2% year over year to $570,100, while the average sale price has risen 2.6% to $629,187. Homes are taking an average of 40 days to sell, three days longer than the same period in 2025, reflecting a more balanced pace of activity.
Year-to-Date Trends
Through July 29, Calgary has recorded 12,827 residential sales, down 10.4% from the 14,316 transactions reported during the same period in 2025.
Year-to-date new listings total 23,909 properties, representing a 9.6% decline year over year. The year-to-date median sale price stands at $580,000, down just 0.3% from last year, while the average sale price has increased 2.1% to $646,469.
Although sales activity remains below last year's exceptional pace, Calgary continues to benefit from stable pricing, healthy demand, and strong economic fundamentals. The modest reduction in sales has not translated into significant price declines, highlighting the market's underlying strength.
Weekly Market Trends
For the week ending July 29, Calgary recorded 428 residential sales, down 4.3% from the 447 sales reported during the same week in 2025.
New listings totaled 700 properties, a decline of 15.5% year over year, while active inventory decreased 4.6% to 6,745 homes.
The weekly median sale price increased 3.6% to $580,000, while the average sale price rose 8.6% to $650,051. Homes sold in an average of 42 days compared with 37 days during the same week last year, indicating buyers continue to have more time to evaluate available properties while quality listings continue to attract strong interest.

Calgary remains one of Canada's strongest housing markets thanks to its affordability relative to other major Canadian cities, continued population growth, and a diversified economy. Ongoing interprovincial migration and solid employment conditions continue to support housing demand despite a moderation in overall sales activity.
Balanced inventory conditions are creating a healthier market for both buyers and sellers. Buyers have more options than they did during the highly competitive markets of recent years, while sellers continue to benefit from resilient home values and consistent demand for well-priced properties.
