Calgary's housing market continues to demonstrate resilience as July comes to a close. Through July 30, total residential sales reached 1,810 transactions, representing a 9.5% decline compared with the 1,999 sales recorded during the same period in July 2025.

New listings total 3,161 properties, down 15.0% from the 3,717 new listings recorded during the same period last year. Active inventory currently stands at 6,774 homes, a 3.7% decrease year over year. Inventory remains balanced, providing buyers with a healthy selection of homes while helping to support stable pricing.

Home prices continue to hold firm despite lower sales activity. The median sale price has edged up 0.01% year over year to $570,050, while the average sale price has increased 2.5% to $629,705. Homes are averaging 40 days on market, compared with 37 days during the same period in 2025, reflecting a market that is allowing buyers more time to make purchasing decisions.

Year-to-Date Trends

Through July 30, Calgary has recorded 12,898 residential sales, down 10.4% compared with the 14,395 transactions reported during the same period in 2025.

Year-to-date new listings total 24,074 properties, representing a 9.4% decline year over year. The year-to-date median sale price remains at $580,000, down only 0.3% from last year, while the average sale price has increased 2.1% to $646,446.

Although sales volumes remain below last year's exceptionally active market, Calgary continues to benefit from stable pricing, healthy demand, and strong economic fundamentals. The market has adjusted toward more balanced conditions without experiencing significant downward pressure on home values.

Weekly Market Trends

For the week ending July 30, Calgary recorded 439 residential sales, down 2.2% from the 449 sales reported during the comparable week in 2025.

New listings totaled 700 properties, a decline of 15.5% year over year, while active inventory decreased 3.7% to 6,774 homes.

The weekly median sale price increased 2.4% to $582,000, while the average sale price rose 8.4% to $659,233. Homes sold in an average of 42 days compared with 37 days during the same week last year, indicating buyers continue to have more flexibility while well-priced properties remain competitive.

General Market Trends

Calgary continues to stand out as one of Canada's strongest real estate markets due to its relative affordability, steady population growth, and diversified economy. Continued interprovincial migration, solid employment levels, and investment across multiple industries continue to support long-term housing demand.

Balanced inventory conditions are creating a healthier environment for both buyers and sellers. Buyers benefit from greater choice and negotiating opportunities, while sellers continue to see stable property values supported by consistent demand.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%.
