Calgary's housing market posted a modest improvement compared with the same point last year. As of June 15, total sales have reached 1,132 transactions, up 1.0% from the 1,121 sales recorded by June 15, 2025.
New listings stand at 2,063 properties, down 7.7% from the 2,234 listings available at the same time last year. Inventory levels have also eased, with 6,938 active listings, a 2.1% decline year over year, suggesting supply remains elevated but is gradually tightening.
Prices continue to show resilience. The median sale price is currently $600,000, representing a 1.7% increase from last year's $590,000. The average sale price has climbed to $673,231, up 5.0% from $641,398 a year ago. Homes are selling slightly slower, averaging 36 days on market, compared with 33 days last year.
Year-to-Date Trends
Through June 15, a total of 10,027 sales have occurred, down 10.7% from the 11,233 sales recorded during the same period in 2025.
New listings total 19,077 properties, representing an 8.5% decline year over year. Despite softer transaction volumes, pricing has remained remarkably stable. The year-to-date median price stands at $580,000, down just 0.6% from last year, while the average sale price has increased 2.0% to $647,673.
Inventory remains well above historical norms, providing buyers with more options and contributing to a more balanced marketplace than Calgary experienced during the highly competitive conditions of 2023 and early 2024.
Weekly Market Trends
For the week ending June 15, market activity was largely unchanged from the same week last year.
Sales totaled 538 transactions, a modest 0.8% increase from 534 sales during the comparable week in 2025. New listings declined 7.3%, falling to 972 properties, while active inventory eased 2.1% to 6,938 listings.
Pricing remained stable, with the weekly median price slipping only 0.8% to $580,500, while the average sale price increased 0.8% to $643,719. Homes spent an average of 36 days on market, slightly longer than the 33 days recorded a year earlier.
Overall, weekly activity points toward a balanced market with stable demand and resilient pricing.
General Market Trends
Several themes continue to shape Calgary's housing market.
Inventory remains substantially higher than levels seen in 2024, giving buyers more choice and creating healthier negotiating conditions. While overall sales activity remains below year-ago levels on a year-to-date basis, transaction volumes have stabilized in recent weeks.
Price growth has continued despite softer sales, supported by population growth, interprovincial migration, and a relatively strong Alberta economy. Detached homes continue to perform well, while elevated supply in the condominium segment has provided additional opportunities for buyers.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight lending rate at 2.75% following several reductions that began in 2024.
Stable borrowing costs have improved affordability compared with a year ago and have helped support buyer confidence. Financial markets continue to anticipate the possibility of additional rate cuts later in 2026 should inflation continue to moderate and economic growth soften.
