Calgary's housing market continues to demonstrate resilience as the summer market unfolds. Through June 20, total sales have reached 1,536 transactions, down 5.4% from the 1,624 sales recorded at the same point in June 2025.
New listings total 2,855 properties, a decline of 8.9% compared with the 3,135 listings recorded by this date last year. Active inventory sits at 7,084 homes, down slightly by 0.6%, indicating that market conditions remain balanced.
Pricing continues to hold firm. The median sale price currently stands at $597,125, up 0.6% from the same period in 2025, while the average sale price has climbed to $672,871, representing a 4.6% increase year over year. Homes are averaging 36 days on market, compared with 33 days last year.
Year-to-Date Trends
Through June 20, Calgary has recorded 10,431 sales, down 11.1% from the 11,736 transactions reported during the same period in 2025.
New listings total 19,869 properties, down 8.7% year over year. Despite lower transaction volumes, prices have remained remarkably stable. The year-to-date median sale price stands at $580,000, down only 0.9% from last year, while the average sale price has increased 2.1% to $648,610.
These figures suggest Calgary's market continues to normalize following several years of exceptionally tight inventory and rapid price appreciation.
Weekly Market Trends
For the week ending June 20, sales activity softened compared with the same week last year.
Sales totaled 508 transactions, down 13.6% from the 588 sales recorded during the comparable week in 2025. New listings declined 12.1% to 914 properties, while active inventory remained nearly unchanged at 7,084 homes.
The weekly median sale price eased 1.9% to $587,500, while the average sale price increased 4.0% to $672,313. Homes spent an average of 36 days on market, compared with 33 days during the same week last year.
Overall, Calgary continues to exhibit balanced market conditions, with stable prices and healthy inventory levels supporting both buyers and sellers.
General Market Trends
Calgary continues to benefit from strong interprovincial migration, steady employment growth, and support from Alberta's energy sector. Inventory levels have improved significantly compared with the exceptionally tight conditions experienced in 2023 and 2024, giving buyers more options and greater negotiating power.
While sales activity has moderated, price growth has remained resilient. Calgary continues to outperform many larger Canadian markets thanks to its relative affordability and strong economic fundamentals.

The Bank of Canada maintained its overnight lending rate at 2.25% at its June meeting.
