Calgary's housing market continues to transition toward balanced conditions as the summer market progresses. Through June 21, total sales have reached 1,556 transactions, down 7.8% from the 1,687 sales recorded at the same point in June 2025.

New listings total 2,882 properties, representing a 10.4% decline compared with the 3,216 listings recorded during the same period last year. Active inventory currently stands at 7,077 homes, down 0.7% year over year, indicating that supply remains stable.

Prices continue to show resilience. The median sale price sits at $595,250, virtually unchanged from a year ago, while the average sale price has climbed to $674,129, up 4.5% from June 2025. Homes are averaging 36 days on market, compared with 33 days at this time last year.

Year-to-Date Trends

Through June 21, Calgary has recorded 10,451 sales, down 11.4% from the 11,799 transactions reported during the same period in 2025.

New listings total 19,896 properties, down 8.9% year over year. Despite lower sales activity, pricing remains remarkably stable. The year-to-date median sale price stands at $580,000, down just 0.9% from last year, while the average sale price has increased 2.1% to $648,844.

These figures continue to suggest that Calgary's market is normalizing following several years of exceptionally tight inventory and rapid price appreciation.

Weekly Market Trends

For the week ending June 21, sales activity moderated compared with the same week in 2025.

Sales totaled 504 transactions, down 15.7% from the 598 sales recorded during the comparable week last year. New listings declined 12.0% to 907 properties, while active inventory remained nearly unchanged at 7,077 homes.

The weekly median sale price eased 2.0% to $587,750, while the average sale price increased 4.1% to $676,101. Homes spent an average of 36 days on market, compared with 33 days during the same week last year.

Overall, Calgary continues to exhibit balanced market conditions with healthy inventory levels and stable pricing.

General Market Trends

Calgary continues to benefit from strong population growth, a healthy labour market, and support from Alberta's energy sector. While sales activity has slowed from the record pace experienced over the past several years, demand remains healthy and inventory levels have become much more balanced.

The increase in available homes has given buyers more options and negotiating power, while sellers continue to benefit from stable prices. Compared with many major Canadian cities, Calgary remains one of the country's more affordable and economically resilient housing markets.

Interest Rate Environment

The Bank of Canada maintained its overnight lending rate at 2.25% during its June meeting. Inflation has largely returned to target levels, but policymakers continue to monitor global economic uncertainty and energy prices closely.

Current market expectations suggest interest rates will likely remain relatively stable through much of the second half of 2026 unless inflationary pressures strengthen unexpectedly.

Population growth, economic strength, and stable interest rates continue to provide support for demand. Buyers are benefiting from improved selection, while sellers continue to enjoy stable market conditions.

Barring a significant change in economic conditions, Calgary appears well positioned to maintain balanced market conditions throughout the remainder of the summer and into the fall market.
