Monthly Market Update (June 2026 to Date)

The Calgary housing market continues to show resilient pricing despite softer activity levels compared to the same period last year. Total sales have reached 478 transactions, down 6.3% from 510 sales in early June 2025. New listings are also lower, declining 12.0% year-over-year to 930 properties.

Inventory remains elevated with 6,863 active listings, down slightly (-0.9%) from the same point last year. Home prices continue to trend higher, with the median sale price increasing to $610,000, up 2.5% from June 2025. The average sale price has risen even more strongly to $703,884, a gain of 7.7%. Homes are taking longer to sell, averaging 37 days on market compared with 32 days last year.

Market Summary

June has opened with lower sales and listing activity than the same period in 2025, but pricing remains notably strong. Elevated inventory levels continue to provide buyers with ample selection, while sellers are benefiting from ongoing price appreciation. The market remains balanced, with softer demand being offset by reduced listing activity.

Year-to-Date Performance

Year-to-date sales total 9,376 transactions, down 11.7% compared with the same period in 2025. New listings have fallen 8.8% to 17,944 properties.

Price performance remains stable overall. The year-to-date median price is $580,000, down just 0.5% from last year, while the average sale price has increased 1.9% to $647,459. Days on market have risen to 38 days from 32 days last year, reflecting a slower pace of absorption.
