Monthly Market Update (June 2026 to Date)

The Calgary housing market remains relatively balanced as June progresses, with sales activity running below last year's pace while home prices continue to strengthen. Total sales have reached 519 transactions so far this month, down 7.0% compared with 558 sales during the same period in June 2025.

New listings have also declined, falling 13.8% year-over-year to 984 properties. Active inventory stands at 6,862 listings, down 1.1% from the same point last year, indicating that supply remains elevated but relatively stable.

Home prices continue to show resilience. The median sale price has increased to $608,500, up 3.1% from June 2025, while the average sale price has climbed 8.8% to $704,668. Homes are taking slightly longer to sell, averaging 36 days on market compared with 33 days one year ago.

Market Summary

June continues to reflect a market characterized by softer sales activity but strong pricing. Lower listing activity has helped prevent inventory from building significantly despite reduced transaction volumes. Buyers continue to benefit from healthy selection, while sellers are supported by ongoing price appreciation across the market.

Year-to-Date Performance

Year-to-date sales total 9,417 transactions, down 11.7% compared with the same period in 2025. New listings have decreased 8.9% to 17,998 properties.

Despite lower transaction volume, pricing remains stable. The year-to-date median price stands at $580,000, down just 0.5% from last year, while the average sale price has increased 2.0% to $647,748. Days on market average 38 days compared with 32 days last year, reflecting a somewhat slower pace of market absorption.
