Monthly Market Update (June 2026 to Date)

Calgary’s housing market continues to show steady pricing strength through the first eight days of June, despite sales activity remaining slightly below last year’s pace. Total sales have reached 593 transactions, up modestly from 587 during the same period in June 2025, representing a 1.0% increase.

New listings total 1,092 properties, down 7.9% year-over-year, while active inventory sits at 6,825 homes, a 1.7% decline from the same point last year. This combination of lower supply and stable demand continues to support home values.

The median sale price remains strong at $608,500, up 2.5% from June 2025, while the average sale price has increased 8.6% to $699,430. Homes are taking slightly longer to sell, averaging 36 days on market compared with 33 days last year.

Market Summary

June has begun with stable market conditions and continued price appreciation. While inventory remains elevated compared with historical norms, active listings have edged lower from last year, helping maintain balance between buyers and sellers. Pricing continues to outperform sales activity, reflecting ongoing demand for well-positioned properties.

Year-to-Date Performance

Year-to-date sales total 9,491 transactions, down 11.3% compared with the same period in 2025. New listings have declined 8.6% to 18,106 properties.

Despite lower overall sales volume, pricing remains resilient. The year-to-date median price stands at $580,000, down just 0.5% from last year, while the average sale price has increased 2.1% to $647,865. Days on market average 38 days compared with 32 days last year, indicating a somewhat slower pace of absorption.

If these trends continue, June could finish with stronger pricing performance than seen throughout much of the spring market.
