The median price came in at $590,000, down 1.67% year over year, while the average price decreased 3.47% to $642,104.

Days on market averaged 33 days, up 10% from last year, indicating slightly slower absorption.

Calgary recorded 2,104 total sales in April, down 5.65% compared to April 2025.

New listings reached 3,829, down 5.15% year over year, while inventory rose 1.84% to 5,983 homes.

The median price was $586,000, down 0.68%, while the average price increased slightly by 0.82% to $651,895.

This reflects stable pricing overall, with some variability across segments.

YEAR-TO-DATE PERFORMANCE
Year to date, Calgary has recorded 6,739 total residential sales, down 10.78% compared to 2025.

New listings total 12,789, down 7.22% year over year.

The median price is $575,000, down 0.86%, while the average price is $637,482, up 1.37%.

Days on market remain elevated at 40 days versus 32 last year, reinforcing a more balanced market environment.

Benchmark pricing sits at $568,800 for March, down 3.46% year over year, showing moderate downward pressure compared to peak levels but still holding relatively firm.
