Inventory levels remain elevated, continuing to support more balanced market conditions.

Total residential sales reached 470, down 15.62% compared to the same period in 2025.
New listings totaled 1,053, a decrease of 7.95% year over year, while active inventory is slightly lower year-over-year at 6,450 (-0.72%).
The median price came in at $543,500, down 7.49%, while the average price decreased 5.53% to $606,511.
Days on market averaged 38 days, up 15.15% from last year, indicating slower absorption.

So far in May, Calgary has recorded 626 total residential sales, down 18.38% compared to the same time last year.
New listings total 1,385, down 20.86% year over year.
Active inventory stands at 6,450 homes (-0.72%).

Days on market have increased to 37 days.
