Daily activity remains subdued, consistent with typical weekend slowdowns, while inventory levels remain stable.

Total residential sales reached 469, down 21.31% compared to the same period in 2025.
New listings totaled 909, a decrease of 14.89% year over year, while active inventory sits at 6,573 homes (-1.76%).
The median price came in at $614,500, up 7.66%, while the average price increased 7.55% to $679,410.
Days on market averaged 32 days, up 6.67% from last year, indicating slightly slower absorption.
MONTH-TO-DATE MARKET CONTEXT (MAY)
So far in May, Calgary has recorded 1,193 total residential sales, down 18.06% compared to the same time last year.
New listings total 2,401, down 18.39% year over year.
Active inventory stands at 6,573 homes (-1.76%).
The median price is $588,000 (+0.13%), while the average price is $649,830 (+1.25%).
Days on market are at 35 days.
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 7,930, down 11.98% from 2025.
New listings are at 15,189 (-9.19%).
The median price is $575,000 (-0.86%), while the average price has increased to $639,416 (+1.34%).
Days on market remain elevated at 39 days compared to 32 days last year.
MARKET SUMMARY
Calgary’s housing market continues to show strong price resilience, with both median and average prices posting solid gains in recent weekly trends.
However, sales activity has slowed more noticeably compared to last year, alongside a decline in new listings.
This combination of reduced supply and softer demand is keeping the market balanced, while still supporting modest upward pressure on home prices as May progresses.
