Calgary recorded 94 residential sales on May 21, up from 81 on May 20 and 68 on May 19. New listings came in at 286, while active inventory sits at 6,659 homes.
Daily activity continues to strengthen mid-week, with a notable jump in new listings and a slight increase in inventory.

Total residential sales reached 448, down 14.67% compared to the same period in 2025.
New listings totaled 901, a decrease of 7.21% year over year, while active inventory sits at 6,659 homes (+0.27%).
The median price came in at $600,050, up 1.62%, while the average price edged down 0.93% to $644,006.
Days on market averaged 36 days, up 20.00% from last year, indicating slower absorption.
MONTH-TO-DATE MARKET CONTEXT (MAY)
So far in May, Calgary has recorded 1,436 total residential sales, down 12.55% compared to the same time last year.
New listings total 2,931, down 9.59% year over year.
Active inventory stands at 6,659 homes (+0.27%).
The median price is $589,450 (+0.50%), while the average price is $647,454 (+0.63%).
Days on market are at 35 days.
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 8,173, down 11.11% from 2025.
