CALGARY MARKET UPDATE (MAY 31, 2026)
Calgary’s housing market continues to show softer sales activity compared to last year, while inventory remains elevated and prices are holding relatively steady.
Month-to-date, total sales sit at 2,135, down 14.4% from 2,495 at the same point last year. New listings are also lower, down 11.8% year-over-year to 4,193. Despite fewer new listings, active inventory has edged higher to 6,847 homes, up 0.5%, providing buyers with more choice.
Pricing remains resilient. The median sale price is $591,000, essentially unchanged from last year (+0.2%), while the average sale price has risen to $665,048, up 2.5% year-over-year. Homes are taking slightly longer to sell, with average days on market at 34 days compared to 32 days last year.
Year-to-date, Calgary has recorded 8,872 sales, down 11.7% from the same period in 2025. New listings are down 8.4%, while the year-to-date median price is $579,250 (-0.3%) and the average price is $644,184 (+1.6%).
Weekly activity (May 24–30) also remains below last year's pace. Sales totaled 544, down 12.3% year-over-year, while new listings declined 4.7%. The weekly median price was $600,500 (-2.4%), while the average price increased 5.6% to $709,145.

Overall, Calgary remains in a more balanced market than in recent years. Sales activity is running below 2025 levels, but stable pricing and elevated inventory continue to create opportunities for both buyers and sellers.
