Calgary recorded 66 residential sales on May 5, up from 49 on May 4 and 28 on May 3. New listings came in at 119, while active inventory sits at 6,089 homes, remaining relatively stable.
Inventory levels continue to hold steady, maintaining more balanced conditions across the market.
SEVEN-DAY TRAILING TRENDS (APRIL 29 – MAY 5)
Total residential sales reached 498, down 11.39% compared to the same period in 2025.
New listings totaled 957, a decrease of 10.14% year over year.
The median price came in at $567,044, down 5.96%, while the average price declined 2.64% to $624,329.
Days on market averaged 32 days, improving slightly from 34 days last year.
MONTH-TO-DATE MARKET CONTEXT (MAY)
So far in May, Calgary has recorded 299 total residential sales, down 20.69% compared to the same time last year.
New listings are at 567, a 29.57% decrease year over year.
The median price is $557,750 (-7.66%), while the average price is $634,227 (+0.13%).
Active inventory remains stable at 6,089 homes (-0.44%).
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 7,038, down 11.25% from 2025.
New listings are at 13,356 (-8.45%).
The median price is $575,000 (-0.86%), while the average price has risen to $637,434 (+1.33%).
Days on market remain elevated at 40 days compared to 32 days last year.
MARKET INTERPRETATION
