Calgary recorded 73 residential sales on May 6, down from 66 on May 5 and 49 on May 4. New listings came in at 163, while active inventory rose slightly to 6,129 homes.
Inventory continues to trend slightly higher, maintaining balanced conditions across the market.

Total residential sales reached 476, down 14.70% compared to the same period in 2025.
New listings totaled 971, a decrease of 8.83% year over year.
The median price came in at $557,625, down 7.91%, while the average price decreased 4.14% to $614,227.
Days on market averaged 33 days, unchanged from last year, indicating steady absorption despite softer pricing.
MONTH-TO-DATE MARKET CONTEXT (MAY 2026)
So far in May, Calgary has recorded 372 total residential sales, down 16.59% compared to May 2025.
New listings total 730, a 19.87% decrease year over year.
Active inventory stands at 6,129 homes, up 0.41%.
The median price is $564,175, down 6.67%, while the average price is $627,339, down 1.11%.
Days on market have increased to 35 days.
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 7,110, down 11.11% from 2025.
New listings are at 13,519, a decrease of 8.00%.
The median price is $575,000, down 0.86%, while the average price has increased 1.25% to $637,026.
Days on market remain elevated at 40 days compared to 32 days last year.
