Calgary recorded 116 residential sales on May 8, up from 82 on May 7 and 72 on May 6. New listings came in at 275, while active inventory climbed to 6,444 homes.
Inventory continues to rise, reinforcing a shift toward more balanced market conditions.
SEVEN-DAY TRAILING TRENDS (MAY 2–8, 2026)
Total residential sales reached 460, down 10.68% compared to the same period in 2025.
New listings totaled 1,068, a decrease of 4.73% year over year, while active inventory increased 1.18% to 6,444 homes.
The median price came in at $556,000, down 7.33%, while the average price declined 4.30% to $609,233.
Days on market averaged 37 days, up 12.12% from last year, indicating slower absorption.
MONTH-TO-DATE MARKET CONTEXT (MAY)
So far in May, Calgary has recorded 569 total residential sales, down 7.93% compared to the same time last year.
New listings total 1,313, down 8.63% year over year, while active listings have risen to 6,444 (+1.18%).
The median price is $557,750 (-7.04%), while the average price is $622,543 (-1.38%).
Overall, early May is showing softer pricing and rising supply.
YEAR-TO-DATE PERFORMANCE
Year-to-date sales total 7,307, down 10.57% from 2025.
New listings are at 14,102 (-7.35%).
The median price is $575,000 (-0.86%), while the average price has increased to $636,392 (+1.17%).
Days on market remain elevated at 40 days compared to 32 days last year.
MARKET SUMMARY
Calgary’s housing market continues to transition into more balanced territory. Rising inventory and longer days on market are giving buyers more leverage, while short-term price trends show moderate softness.
Despite this, year-to-date pricing remains relatively stable, suggesting the market is adjusting rather than declining, with underlying demand still supporting overall values.
