Calgary Real Estate Market Update – October 1, 2026

As we begin October, Calgary's housing market continues to show signs of rebalancing. September closed with fewer sales and new listings compared with last year, while inventory also declined from 2025 levels.

Buyers continue to have more choice than during the tighter market conditions of previous years, while sellers can still achieve solid prices, particularly when properties are well-maintained and appropriately priced.

September Market Snapshot

Calgary recorded 1,650 home sales in September, down 3.85% from 1,716 sales during September 2025.

New listings also declined, with 3,360 properties coming onto the market, down 11.16% from 3,782 new listings last September.

There were 6,503 active listings at the end of September, a 6.11% decrease from 6,926 listings one year ago.

The decline in both sales and new listings indicates that activity has slowed compared with last year. At the same time, the level of available inventory continues to provide buyers with more selection and less urgency than during Calgary's tighter market periods.

Prices Remain Relatively Stable

September's median sale price was $574,444, an increase of 2.49% from $560,500 in September 2025.

The average sale price reached $646,198, up 4.93% from $615,813 last year.

CREB's latest completed benchmark price is $566,700 for August 2026, down 0.82% from August 2025. September's benchmark price is not yet reported in the current CREB Daily Housing Summary.

The difference between the benchmark, median and average sale prices is important. While the benchmark provides a measure of the typical home, average prices can be influenced by the mix of properties that sell during a particular period. September's higher average price indicates continued activity in higher-priced segments of the market.

Year-to-Date Performance

Through the end of September, Calgary has recorded:

  • 16,290 total sales, down 10.46% compared with 18,194 sales during the same period in 2025.

  • 30,738 new listings, down 9.64% year over year.

  • $579,400 median sale price, essentially unchanged from $580,000 last year.

  • $645,481 average sale price, up 2.51% from $629,677 last year.

  • 39 days on market, compared with 34 days during the same period last year.

The year-to-date numbers show that transaction activity has slowed more noticeably than prices. Sales are down by more than 10%, while the average sale price has increased and the median price remains virtually unchanged.

Weekly Market Activity

During the seven-day period from September 24 to September 30, Calgary recorded:

  • 364 home sales, down 12.50% from 416 during the same period last year.

  • 729 new listings, down 5.81% from 774 last year.

  • 6,503 active listings, down 6.11% year over year.

  • $550,000 median sale price, down 3.50% from $569,944.

  • $631,675 average sale price, up 1.46% from $622,573.

  • 40 days on market, compared with 42 days last year.

Weekly figures can fluctuate depending on the types and price ranges of homes sold, but they provide a useful indication of the market's current pace.

What This Means for Buyers and Sellers

Calgary's housing market continues to move toward more balanced conditions.

For buyers, the combination of slower sales and lower inventory than last year still provides more choice than during the strongest seller's-market periods. Buyers may have more time to compare properties and negotiate, particularly on homes that have been on the market for longer periods.

For sellers, the market continues to support solid sale prices, but pricing a property correctly has become increasingly important. With fewer transactions taking place and buyers having more options, homes that are well-presented and competitively priced are better positioned to attract attention.

The current data points to a market that is adjusting rather than experiencing a broad-based decline in prices. Sales and new listings are lower than last year, while the median price remains stable and the average sale price has increased.

As we enter the final quarter of 2026, Calgary's housing market is characterized by slower sales activity, declining inventory compared with last year, relatively stable prices and more balanced conditions between buyers and sellers.

October will be an important month to watch as the market moves further into the fall season and the latest completed September benchmark statistics become available.
