Calgary Real Estate Market Update – October 2, 2026
As we move into October, Calgary's housing market continues to transition toward more balanced conditions. September sales remained below last year's level, while new listings and active inventory also declined compared with September 2025.
The latest CREB data shows that conditions continue to vary considerably by property type. Detached homes remain relatively balanced, while higher-density segments such as row homes and apartment condominiums are experiencing higher levels of supply and more buyer-oriented conditions.
September Market Snapshot
Calgary recorded 1,650 home sales in September, down 3.85% from 1,716 sales during September 2025.
New listings totaled 3,360 properties, down 11.16% from 3,782 new listings last September.
There were 6,502 active listings at the end of September, down 6.12% from 6,926 listings one year ago.
The sales-to-new-listings ratio was 49% in September, while Calgary remained at just under four months of supply. Inventory levels were relatively stable compared with August.
Prices Remain Relatively Stable
The September residential benchmark price was $566,700, down 0.82% from $571,400 in September 2025.
The median sale price was $574,444, up 2.49% from $560,500 last year.
The average sale price reached $646,198, an increase of 4.93% from $615,813 in September 2025.
CREB reports that while the unadjusted benchmark price declined slightly from last year, seasonally adjusted prices were relatively stable compared with August. The largest year-over-year benchmark declines were concentrated in higher-density properties.
Detached homes recorded a September benchmark price that was approximately 1% lower than last year. Row homes had a benchmark price of $412,400, down nearly 6%, while apartment condominium prices fell to $291,400, down more than 8% from September 2025.
Year-to-Date Performance
Through the end of September, Calgary has recorded:
• 16,342 total sales, down 10.57% compared with 18,274 sales during the same period in 2025.
• 30,942 new listings, down 9.41% year over year.
• $579,000 median sale price, down 0.16% from $579,900 last year.
• $645,335 average sale price, up 2.46% from $629,841 last year.
• 39 days on market, compared with 35 days during the same period last year.
The year-to-date figures show that transaction activity has slowed more noticeably than overall sale prices. Sales are down more than 10% compared with last year, while the average sale price remains higher and the median price is essentially unchanged.
October Market Activity
The first day of October recorded 52 home sales and 204 new listings.
Sales were down 35.00% compared with the 80 sales recorded on October 1, 2025, while new listings were up 46.76% from 139 last year.
Active listings stood at 6,570, down 4.69% from 6,893 on October 1, 2025.
The October 1 median sale price was $555,000, compared with $545,000 last year, while the average sale price was $599,668 compared with $666,945 last year.
Days on market increased to 48 days compared with 42 days on October 1, 2025.
These October figures are month-to-date figures from CREB's Daily Housing Summary and should not be interpreted as a full-month October trend.
Weekly Market Activity
For the seven-day period from September 25 to October 1, Calgary recorded:
• 352 home sales, down 18.71% from 433 during the same period last year.
• 734 new listings, down 6.26% from 783 last year.
• 6,570 active listings, down 4.69% year over year.
• $553,750 median sale price, down 0.23% from $555,000.
• $634,317 average sale price, up 0.67% from $630,093.
• 41 days on market, compared with 42 days last year.
Weekly figures can fluctuate depending on the types and price ranges of properties sold, but they provide a useful indication of the market's current pace.
What This Means for Buyers and Sellers
Calgary's housing market continues to move toward more balanced conditions, although the experience varies significantly depending on property type.
For buyers, the overall level of inventory provides more choice than during the tightest periods of the market. Higher-density properties currently have greater supply, giving buyers more alternatives within those segments. CREB reports that apartment and row-style properties are experiencing buyer-market conditions as demand is spread across more available housing options.
For sellers, pricing a property appropriately has become increasingly important. Buyers have more options, and homes that are well-maintained, well-presented and competitively priced are competing in a market with slower overall sales activity.
Detached homes are showing different conditions from some of the higher-density segments. Detached sales reached 896 in September, more than 4% higher than September 2025. With a 52% sales-to-new-listings ratio and just over three months of supply, CREB describes the detached segment as relatively balanced.
The apartment condominium segment continues to have considerably more supply. September apartment sales reached 343, while 717 new listings came to market, resulting in a 48% sales-to-new-listings ratio and just over five months of supply. CREB reports that the additional supply has continued to weigh on apartment prices.
The current data shows a Calgary market with slower transaction activity, fewer new listings than last year, inventory below 2025 levels and relatively stable overall pricing.
As we move further into the final quarter of 2026, October's sales, new listings, inventory and days on market will be important indicators of how Calgary's housing market develops through the fall.
