Calgary Real Estate Market Update – October 3, 2026

As we move further into October, Calgary's housing market continues to transition toward more balanced conditions. September finished with fewer sales and new listings compared with last year, while active inventory also remained below 2025 levels.

The latest CREB data shows that buyers continue to have more choice than during the tighter market conditions of previous years. At the same time, market conditions vary significantly depending on property type, with detached homes remaining relatively balanced while higher-density segments continue to experience greater supply.

September Market Snapshot

Calgary recorded 1,650 home sales in September, down 3.85% from 1,716 sales during September 2025.

New listings totaled 3,360 properties, down 11.16% from 3,782 new listings last September.

There were 6,501 active listings at the end of September, down 6.14% from 6,926 listings one year ago.

September's sales-to-new-listings ratio was approximately 49%, while Calgary remained at just under four months of supply. CREB reported that inventory levels were relatively stable compared with August.

Prices Remain Relatively Stable

The September residential benchmark price was $566,700, down 0.82% from $571,400 in September 2025.

The median sale price was $574,444, up 2.49% from $560,500 last year.

The average sale price reached $646,198, an increase of 4.93% from $615,813 in September 2025.

CREB's September report shows that overall price conditions remained relatively stable, although there were significant differences between property types. Detached homes remained considerably more stable than apartment-style properties, where higher inventory levels have contributed to greater price adjustments.

Year-to-Date Performance

Through the end of September, Calgary has recorded:

• 16,342 total sales, down 10.57% compared with 18,274 sales during the same period in 2025.
• 30,942 new listings, down 9.41% year over year.
• $579,000 median sale price, down 0.16% from $579,900 last year.
• $645,335 average sale price, up 2.46% from $629,841 last year.
• 39 days on market, compared with 35 days during the same period last year.

The year-to-date figures show that transaction activity has slowed more noticeably than overall sale prices. Sales are down more than 10% compared with last year, while the average sale price remains higher and the median price is essentially unchanged.

October Market Activity

Through October 2, Calgary has recorded 139 home sales and 381 new listings.

October sales are currently down 4.79% from the 146 sales recorded during the same period in October 2025.

New listings are up 10.43% compared with 345 during the same period last year.

Active listings currently stand at 6,589, down 5.55% from 6,976 during the same period in 2025.

The October month-to-date median sale price is $561,500, compared with $565,700 last year.

The average sale price is $625,874, compared with $652,560 during the same period last year.

Days on market are currently averaging 43 days, compared with 46 days last year.

These October figures are month-to-date statistics and should not be interpreted as a full-month October result. CREB updates its Daily Housing Summary daily.

Weekly Market Activity

For the seven-day period from September 26 to October 2, Calgary recorded:

• 352 home sales, down 18.71% from 433 during the same period last year.
• 734 new listings, down 6.26% from 783 last year.
• 6,589 active listings, down from 6,976 during the comparable period last year.
• $553,750 median sale price, down 0.23% from $555,000.
• $634,317 average sale price, up 0.67% from $630,093.
• 41 days on market, compared with 42 days last year.

Weekly numbers can fluctuate depending on the types and price ranges of properties sold, so they are best considered alongside the broader monthly and year-to-date figures. CREB's Daily Housing Summary provides daily updates on sales, pricing and inventory.

What This Means for Buyers and Sellers

Calgary's housing market continues to move toward more balanced conditions, although the experience varies significantly depending on property type.

For buyers, the overall level of inventory continues to provide more choice than during the tightest periods of the market. Higher-density properties have particularly elevated supply, giving buyers more alternatives within those segments.

For sellers, pricing a property appropriately has become increasingly important. Buyers have more options, and homes that are well-maintained, well-presented and competitively priced are competing in a market with slower overall sales activity.

Detached homes continue to show different conditions from some of the higher-density segments. CREB reported that detached sales improved in September, reaching 896 sales, more than 4% higher than September 2025. Detached homes had just over three months of supply, keeping conditions relatively balanced in that segment.

Apartment-style properties continue to have considerably more supply. The higher level of available inventory in this segment has contributed to greater price pressure compared with detached homes.

The current data shows a Calgary market with slower transaction activity, fewer new listings than last year, active inventory below 2025 levels and relatively stable overall pricing.

As we move further into the final quarter of 2026, October's sales, new listings, inventory and days on market will be important indicators of how Calgary's housing market develops through the fall.
