Calgary Real Estate Market Update – September 18, 2026
Calgary’s housing market continues to demonstrate resilience as September progresses. While year-to-date sales remain below the pace set in 2025, the market continues to show healthy fundamentals with improving month-to-date sales, declining inventory, and continued price appreciation. Buyers are benefiting from a balanced market with greater choice, while sellers continue to achieve strong values in many segments.
Market Overview
As of September 18, Calgary has recorded 952 residential sales for the month, representing a 0.85% increase over the 944 sales recorded during the same period in September 2025. Sales continue to edge ahead of last year's pace despite fewer homes coming onto the market.
New listings total 2,083 month-to-date, down 8.80% from the 2,284 new listings recorded during the same period last year. The continued reduction in listing activity is helping support market balance as buyer demand remains steady.
Active inventory currently stands at 6,767 homes, a 4.39% decrease from the 7,078 active listings available one year ago. Inventory remains healthier than the exceptionally tight conditions experienced over the past several years, but the year-over-year decline indicates the market continues to tighten gradually.

What This Means for Buyers
Buyers continue to benefit from a more balanced market than Calgary experienced during the recent seller's market. Improved inventory levels and slightly longer selling times provide greater flexibility and negotiating opportunities. However, well-priced homes in desirable neighbourhoods continue to attract significant attention, making preparation and timely decisions important.
What This Means for Sellers
Sellers remain well-positioned, particularly those who price competitively and present their homes professionally. With fewer new listings entering the market and inventory continuing to decline compared with last year, quality properties continue to command strong prices. Strategic pricing and effective marketing remain key to achieving the best results.
Looking Ahead
As Calgary progresses through the fall market, seasonal slowing is expected to continue gradually. However, declining new listings, tightening inventory, and continued price appreciation suggest market conditions should remain balanced through the coming weeks. Calgary's ongoing population growth, economic diversity, and affordability relative to many major Canadian cities continue to support long-term housing demand.
Bottom Line
Calgary's housing market continues to demonstrate stability and resilience. September sales remain slightly ahead of last year's pace despite fewer new listings, while both median and average sale prices continue to strengthen. Although year-to-date sales remain below 2025 levels, declining inventory, healthy buyer demand, and sustained price growth continue to position Calgary as one of Canada's strongest and most balanced real estate markets heading into the remainder of the fall season.
