Calgary Real Estate Market Update – September 20, 2026

Calgary’s real estate market continues to demonstrate remarkable stability as the fall market gains momentum. While year-to-date sales remain below the pace set in 2025, September activity continues to show resilient buyer demand, declining inventory, and strong home prices. The combination of fewer new listings and healthy demand continues to create balanced market conditions that benefit both buyers and sellers.

Market Overview

As of September 20, Calgary has recorded 1,091 residential sales for the month, representing a slight 1.09% decrease from the 1,103 sales recorded during the same period in September 2025. Although sales have dipped marginally below last year's pace, activity remains healthy considering the significant decline in new listings.

New listings total 2,335 month-to-date, down 15.37% from the 2,759 new listings recorded during the same period last year. This substantial reduction in listing activity continues to limit inventory growth and support overall market balance.

Active inventory currently stands at 6,796 homes, a 6.67% decrease from the 7,282 active listings available one year ago. Inventory remains well below last year's levels, helping maintain stable pricing while still offering buyers more selection than during Calgary's peak seller's market.

Monthly Market Snapshot

September 2026 (Month-to-Date)

  • Total Sales: 1,091 (-1.09% year over year)

  • New Listings: 2,335 (-15.37%)

  • Active Listings: 6,796 (-6.67%)

  • Median Sale Price: $580,000 (+4.22%)

  • Average Sale Price: $656,725 (+8.53%)

  • Days on Market: 45 (+7.14%)

September continues to reflect a healthy and balanced market. While sales have eased slightly compared with last year, the sharp decline in new listings and continued price appreciation demonstrate that buyer demand remains strong.

Price Trends

Calgary home prices continue to show resilience despite a more balanced marketplace.

The August benchmark price remains at $569,800, representing only a modest 1.08% decline from August 2025. At the same time, September transaction data continues to post solid gains in both median and average sale prices.

Current pricing includes:

  • Benchmark Price: $569,800 (-1.08%)

  • Median Sale Price: $580,000 (+4.22%)

  • Average Sale Price: $656,725 (+8.53%)

The continued strength in pricing reflects healthy demand across all housing segments, particularly for well-priced and well-presented homes.

Market Pace

Homes are currently taking an average of 45 days to sell, compared with 42 days during the same period last year.

The modest increase in days on market reflects more balanced conditions, providing buyers with additional time to evaluate properties while still allowing attractive homes to sell efficiently.

Year-to-Date Market Performance

Through September 19, Calgary has recorded:

  • Total Sales: 15,731 (-10.52% year over year)

  • New Listings: 29,713 (-9.94%)

  • Median Sale Price: $580,000 (unchanged)

  • Average Sale Price: $646,185 (+2.65%)

  • Benchmark Price: $569,800 (-3.92% compared with August 2025)

  • Average Days on Market: 39 (+14.71%)

Although overall sales volumes remain below last year's exceptional pace, pricing continues to hold firm. Stable median pricing and continued growth in the average sale price highlight Calgary's strong long-term housing fundamentals.

Weekly Market Update (September 13–19)

Compared with the same week in 2025:

  • Total Sales: 415 (-5.03%)

  • New Listings: 780 (-14.19%)

  • Active Listings: 6,796 (-6.67%)

  • Median Sale Price: $592,000 (+5.24%)

  • Average Sale Price: $665,118 (+12.37%)

  • Days on Market: 44 (+2.33%)

The latest weekly results show slightly fewer sales than last year, but significantly fewer new listings continue to tighten inventory. Strong gains in both median and average sale prices demonstrate that demand remains healthy and buyers continue to compete for quality homes.

What This Means for Buyers

Buyers continue to benefit from balanced market conditions with improved inventory compared to recent years, while lower listing activity means desirable properties remain competitive. Slightly longer marketing times provide greater flexibility for negotiations, but well-priced homes continue to attract strong interest.

What This Means for Sellers

Sellers remain in a favourable position as inventory continues to trend lower than last year and new listings remain limited. Homes that are priced appropriately and marketed professionally continue to achieve strong results, supported by ongoing price appreciation and steady buyer demand.

Looking Ahead

As Calgary moves further into the fall market, seasonal activity is expected to moderate gradually. However, declining inventory, reduced new listing activity, and continued price strength suggest the market should remain balanced through the coming weeks. Calgary's strong population growth, diversified economy, and relative affordability compared with many major Canadian cities continue to support long-term housing demand.

Bottom Line

Calgary's housing market remains healthy and well-balanced as September continues. Although month-to-date sales have slipped slightly below last year's pace, significantly fewer new listings and declining inventory continue to support strong home values. Rising median and average sale prices reinforce the strength of Calgary's market fundamentals, creating favourable opportunities for both buyers and sellers as the fall real estate season progresses.
