Calgary Real Estate Market Update – September 30, 2026

As September comes to a close, Calgary’s housing market continues to show signs of rebalancing. While sales remain below last year’s pace, buyers are benefiting from more inventory and slightly softer benchmark pricing, while average sale prices remain higher than a year ago due to continued activity in higher-priced segments.

September Market Snapshot (Month-to-Date)

Through September 30, Calgary recorded 1,603 home sales, down 2.97% from 1,652 sales during the same period in September 2025. New listings also declined, falling 11.95% year over year to 3,257 properties compared with 3,699 last September.

Inventory remains elevated compared to historical norms, although active listings have eased from last year’s exceptionally high levels. There were 6,711 active listings at month-end, a 6.93% decrease from 7,211 one year ago. Buyers continue to enjoy more selection than they have over the past several years.

Prices Remain Stable

The benchmark price sits at $569,800, down 1.08% from August 2025 and approximately 3.9% below the 2024 benchmark level, reflecting modest price adjustments as inventory has increased.

Despite the softer benchmark price, transaction values remain strong:

  • Median sale price: $575,000, up 2.22% year over year.

  • Average sale price: $647,439, up 4.93% from September 2025.

These figures suggest continued demand for higher-value properties, supporting overall price growth despite slower sales activity.

Year-to-Date Performance

Through the end of September:

  • Total sales reached 16,243, down 10.41% compared to 18,130 during the same period in 2025.

  • New listings total 30,635, down 9.72% year over year.

  • The year-to-date median price is $579,500, essentially unchanged from last year.

  • The average sale price has increased to $645,601, up 2.50% year over year.

Homes continue to sell relatively quickly, with an average of 39 days on market year-to-date compared to 34 days last year.

Weekly Market Activity

For the seven-day period ending September 29:

  • 392 homes sold, down 5.77% from the same week last year.

  • 721 new listings came to market, down 6.61%.

  • Active inventory totaled 6,711 homes, a 6.93% decline year over year.

  • Median sale price was $560,000, down 1.32%.

  • Average sale price increased 1.43% to $630,987.

  • Days on market improved slightly to 40 days compared with 41 days last year.

What This Means for Buyers and Sellers

Calgary's market is transitioning toward more balanced conditions. Buyers have more inventory to choose from, allowing for greater negotiating opportunities and less competition than during the peak seller's market. Sellers can still achieve strong prices, particularly for well-maintained homes that are priced appropriately, but accurate pricing and effective marketing have become increasingly important.

Although sales volumes remain lower than last year, Calgary continues to demonstrate resilience. Stable pricing, healthy average sale values, and a growing supply of available homes suggest a market that is becoming more sustainable for both buyers and sellers as we move into the final quarter of the year.
