Calgary Real Estate Market Update – September 4, 2026
Calgary's housing market is continuing its transition toward a more balanced environment as September gets underway. While overall sales remain below last year's pace on a year-to-date basis, inventory levels are providing buyers with more choice, and home prices continue to demonstrate remarkable stability. Sellers who price strategically are still seeing strong interest, while buyers are benefiting from improved selection and more time to make informed decisions.
Monthly Market Snapshot
As of September 3, Calgary has recorded 193 home sales this month, compared to 108 sales during the same period in September 2025, representing a 78.7% increase. Although this is an impressive year-over-year gain, it's important to remember that the month is still in its early stages and daily percentages can change quickly.
New listings have also surged, with 544 properties coming to market compared to 171 at the same point last September, an increase of 218.1%. This continued influx of listings is helping maintain healthy inventory levels across the city.
Active inventory currently sits at 6,576 homes, down 2.1% from 6,715 homes at the same time last year. Inventory remains substantially higher than levels experienced during Calgary's recent seller's market, giving buyers considerably more options than they had over the past several years.
Price Trends
Home values remain relatively stable despite slower overall market activity.
• Benchmark Price: $569,800, down 1.1% compared to August 2025.
• Median Sale Price (September to date): $555,000, down 1.6% from $563,750 last year.
• Average Sale Price (September to date): $605,288, down 3.1% year over year.
Because only a few days of September sales have been recorded, both the median and average prices are expected to fluctuate as additional transactions are reported throughout the month.
Market Pace
Homes are taking longer to sell than they were a year ago.
• Average Days on Market: 49 days, compared to 42 days during the same period in 2025, a 16.7% increase.
This continues to reflect a healthier, more balanced market where buyers have additional time for due diligence and negotiations.
Year-to-Date Market Performance
Looking at the broader market through the end of August and into early September:
• Total Sales: 14,839, down 10.5% from 16,586 last year.
• New Listings: 27,822, down 9.1% year over year.
• Median Price: $580,000, unchanged from 2025.
• Average Sale Price: $644,869, up 2.2% year over year.
• Benchmark Price: $569,800, down 3.9% year over year.
• Average Days on Market: 39 days, compared to 34 last year, an increase of 14.7%.
Despite fewer transactions, Calgary continues to post modest annual price appreciation, highlighting the underlying strength of the market.
Weekly Market Update (August 28 – September 3)
The most recent seven-day period showed encouraging momentum.
• Total Sales: 430, up 18.8% from 362 during the same week in 2025.
• New Listings: 738, down 4.7% year over year.
• Active Listings: 6,576, down 2.1%.
• Median Price: $570,000, up 0.4%.
• Average Price: $613,999, down 1.5%.
• Days on Market: 44 days, up 10.0%.
The increase in weekly sales suggests buyers remain active despite elevated inventory, while fewer new listings compared to last year may indicate supply growth is beginning to stabilize.

Buyers continue to benefit from more inventory, additional negotiating opportunities, and more time to evaluate properties. While competition has eased compared to recent years, desirable homes that are priced appropriately continue to attract strong interest.
