Calgary’s housing market continues to show resilience as the summer season progresses. While sales activity remains below last year's pace, lower inventory levels continue to support stable home values and balanced market conditions.

As of August 11, Calgary has recorded 523 residential sales for the month, compared with 697 during the same period in 2025, representing a 25.0% year-over-year decline. New listings total 1,113 properties, down 13.9% from last year, while active inventory stands at 6,710 homes, a 3.8% decrease year over year.

Home prices remain steady despite fewer transactions. The median sale price for August to date is $565,000, an increase of 1.8% from the same period last year, while the average sale price has climbed 6.4% to $645,898. Homes are averaging 39 days on market, compared with 38 days during the same period in 2025.

Year-to-Date Trends

Through August 11, Calgary has recorded 13,514 residential sales, down 11.0% from the 15,189 sales reported during the same period in 2025.

New listings total 25,350 properties, representing a 9.6% decline year over year. Home values continue to demonstrate remarkable stability. The year-to-date median sale price remains $580,000, unchanged from last year, while the average sale price has increased 2.2% to $646,337.

These year-to-date figures highlight a market that continues to normalize while maintaining strong pricing fundamentals supported by limited inventory.

Weekly Market Trends

For the week ending August 11, Calgary recorded 353 residential sales, a 24.7% decline compared with the same week in 2025.

New listings decreased 9.3% to 855 properties, while active inventory declined 3.8% to 6,710 homes.

The weekly median sale price was $555,000, down 0.9% year over year, while the weekly average sale price increased 4.9% to $640,473. Homes averaged 40 days on market, compared with 38 days during the same week last year.

General Market Trends

Calgary continues to benefit from strong long-term fundamentals, including steady population growth, interprovincial migration, and a diversified economy driven by energy, technology, logistics, construction, and professional services.

Although transaction volumes remain below the exceptionally strong pace experienced in recent years, reduced inventory continues to provide support for home values. Buyers have more opportunities and negotiating flexibility than during the peak seller's markets, while sellers continue to benefit from healthy demand and stable pricing.

Interest Rate Environment

The Bank of Canada continues to hold its overnight policy rate at 2.25%, providing stability for borrowers and helping maintain confidence throughout the housing market. Inflation remains close to the Bank's target range, and economists generally expect borrowing costs to remain relatively stable in the near term.
