Calgary’s housing market continues to demonstrate resilience despite a slower pace of sales compared to last year. Lower inventory levels and stable pricing continue to support balanced market conditions as the city moves through the second half of August.

As of August 12, Calgary has recorded 592 residential sales for the month, compared with 763 during the same period in 2025, representing a 22.4% year-over-year decline. New listings total 1,251 properties, down 10.5% from last year, while active inventory stands at 6,720 homes, a 3.3% decrease year over year.

Home values continue to remain firm. The median sale price for August to date has increased 1.4% year over year to $570,165, while the average sale price has risen 6.5% to $650,369. Homes are averaging 40 days on market, compared with 38 days during the same period last year, reflecting a balanced pace of activity.

Year-to-Date Trends

Through August 12, Calgary has recorded 13,583 residential sales, down 11.0% from the 15,255 sales reported during the same period in 2025.

New listings total 25,488 properties, representing a 9.5% decline year over year. Despite softer sales activity, home prices remain remarkably stable. The year-to-date median sale price continues to hold at $580,000, unchanged from last year, while the average sale price has increased 2.2% to $646,529.

These figures continue to highlight Calgary's ability to maintain price stability despite lower transaction volumes.

Weekly Market Trends

For the week ending August 12, Calgary recorded 347 residential sales, a 28.0% decline compared with the same week in 2025.

New listings declined 8.4% to 859 properties, while active inventory decreased 3.3% to 6,720 homes.

The weekly median sale price increased 1.7% year over year to $563,000, while the weekly average sale price climbed 6.7% to $640,736. Homes averaged 40 days on market, compared with 39 days during the same week last year.

General Market Trends

Calgary continues to benefit from strong economic fundamentals, including sustained population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, construction, and professional services sectors.

Although sales volumes have moderated from the exceptionally active markets of previous years, inventory remains below last year's levels, helping preserve pricing stability. Buyers continue to enjoy greater selection and improved negotiating opportunities, while sellers benefit from healthy long-term demand.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%, supporting stable borrowing costs across the country. With inflation remaining near the Bank's target range, economists generally expect interest rates to remain relatively stable in the near term, providing confidence for both buyers and sellers.
