Calgary's housing market continues to transition through a balanced summer market, with sales remaining below last year's pace while home values continue to demonstrate resilience.
As of August 15, Calgary has recorded 772 residential sales for the month, a 22.8% decrease from the 1,000 sales reported during the same period in August 2025. New listings total 1,667 properties, down 13.5% year over year, while active inventory stands at 6,814 homes, representing a 3.0% decline compared with last year.
Despite fewer transactions, pricing remains stable. The median sale price is holding at $565,000, unchanged from the same period last year, while the average sale price has increased 7.4% to $651,486. Homes are averaging 40 days on market, matching last year's pace.
Year-to-Date Trends
Through August 15, Calgary has recorded 13,761 residential sales, down 11.2% from the 15,492 sales recorded during the same period in 2025.
New listings total 25,904 properties, representing a 9.7% decline year over year. Despite lower sales activity, home prices continue to hold firm. The year-to-date median sale price remains $580,000, unchanged from last year, while the average sale price has increased 2.3% to $646,668.
These figures continue to reflect a healthy and balanced market where constrained inventory is helping support home values despite softer demand.
Weekly Market Trends
For the week ending August 15, Calgary recorded 363 residential sales, a 19.0% decline compared with the same week in 2025.
New listings totaled 790 properties, down 3.3% year over year, while active inventory declined 3.0% to 6,814 homes.
The weekly median sale price held steady at $566,000, unchanged from last year, while the weekly average sale price climbed 9.9% to $649,772. Homes continued to average 40 days on market, identical to the same week in 2025.
General Market Trends
Calgary continues to benefit from strong population growth, steady interprovincial migration, and a diversified economy supported by the energy, technology, logistics, construction, and professional services sectors.
While sales activity has moderated from the exceptionally active markets of recent years, inventory also remains below last year's levels. This balance between supply and demand continues to support stable pricing and provides buyers with more choice than they experienced during the peak seller's market.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%, providing stable borrowing conditions for buyers. With inflation remaining close to the Bank's target, interest rates are expected to remain relatively stable in the near term, supporting confidence across the housing market.
