Calgary's housing market continues to show balanced conditions as the summer season progresses. While sales remain below last year's pace, inventory has also declined, helping support overall price stability.
As of August 16, Calgary has recorded 797 residential sales for the month, a 24.5% decrease from the 1,056 sales reported during the same period in August 2025. New listings total 1,704 properties, down 15.4% year over year, while active inventory sits at 6,816 homes, a 3.1% decline compared with last year.
Home values continue to remain resilient. The median sale price is $563,000, down just 0.4% from a year ago, while the average sale price has increased 6.4% to $647,155. Homes are averaging 40 days on market, one day longer than during the same period last year.
Year-to-Date Trends
Through August 16, Calgary has recorded 13,786 residential sales, representing an 11.3% decline from the 15,548 sales reported during the same period in 2025.
New listings total 25,941 properties, down 9.8% year over year. Despite softer sales activity, prices continue to demonstrate stability. The year-to-date median sale price remains $580,000, unchanged from last year, while the average sale price has increased 2.3% to $646,427.
These figures indicate that Calgary remains a balanced market where lower inventory continues to provide support for home values.
Weekly Market Trends
For the week ending August 16, Calgary recorded 361 residential sales, a 19.6% decrease compared with the same week in 2025.
New listings totaled 775 properties, down 7.0% year over year, while active inventory declined 3.1% to 6,816 homes.
The weekly median sale price came in at $565,000, down 0.9% from the same week last year. However, the weekly average sale price increased 6.5% to $640,067, reflecting continued strength in higher-priced market segments. Homes averaged 41 days on market, compared with 40 days during the same period last year.
General Market Trends
Calgary continues to benefit from steady population growth, ongoing interprovincial migration, and a diversified economy supported by energy, technology, logistics, construction, and professional services.
Although sales activity has moderated from the exceptionally strong pace seen over the past two years, inventory also remains below 2025 levels. This has helped prevent significant price declines while providing buyers with improved selection and more balanced negotiating conditions.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%, providing stability for mortgage borrowers. With inflation remaining close to target, borrowing costs have remained relatively predictable, helping sustain confidence among both buyers and sellers.
