Daily Market Activity

Calgary's housing market continues to move toward balanced conditions as the summer season progresses. While sales remain below last year's pace, lower inventory levels continue to provide support for home values across the city.

As of August 18, Calgary has recorded 897 residential sales for the month, a 21.5% decrease from the 1,143 sales reported during the same period in August 2025. New listings total 1,877 properties, down 12.6% year over year, while active inventory stands at 6,779 homes, a 3.2% decline compared with last year.

Home prices remain resilient despite softer sales activity. The median sale price is $560,000, down just 0.8% from a year ago, while the average sale price has increased 7.2% to $648,837. Homes continue to average 40 days on market, compared with 39 days during the same period in 2025.

Year-to-Date Trends

Through August 18, Calgary has recorded 13,886 residential sales, representing an 11.2% decline from the 15,635 sales reported during the same period in 2025.

New listings total 26,114 properties, down 9.7% year over year. Despite lower transaction volumes, home values have remained remarkably stable. The year-to-date median sale price continues to hold at $580,000, unchanged from last year, while the average sale price has increased 2.4% to $646,540.

These figures suggest that Calgary's market continues to benefit from healthy demand relative to available supply, even as activity moderates from the exceptionally strong pace of recent years.

Weekly Market Trends

For the week ending August 18, Calgary recorded 374 residential sales, a 16.1% decrease compared with the same week in 2025.

New listings totaled 764 properties, down 10.8% year over year, while active inventory declined 3.2% to 6,779 homes.

The weekly median sale price came in at $560,000, down 2.0% from the same week last year. Meanwhile, the weekly average sale price climbed 8.4% to $652,968, reflecting continued strength in higher-priced property segments. Homes averaged 41 days on market, one day longer than during the same period last year.

General Market Trends

Calgary continues to benefit from strong population growth, interprovincial migration, and a diversified economy supported by energy, technology, logistics, construction, and professional services.

Although sales activity has moderated compared with 2025, inventory also remains below last year's levels. This balance between supply and demand continues to support stable home prices while providing buyers with greater selection and improved negotiating opportunities than during the peak seller's market.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%, providing stability for mortgage borrowers. With inflation remaining close to target, financing conditions have remained relatively predictable, helping support confidence among both buyers and sellers.
