Calgary’s housing market continues to demonstrate stability as August progresses. While sales activity remains below last year’s pace, inventory continues to tighten and home prices remain resilient, creating balanced conditions for both buyers and sellers.

As of August 5, the market has recorded 245 residential sales, compared with 281 during the same period in 2025, representing a 12.8% decline. New listings total 392 properties, down 14.8% year over year, while active inventory stands at 6,567 homes, a 4.9% decrease from the same point last year.

Home values continue to show strength. The median sale price for August to date has increased to $580,000, up 1.3% compared with the same period in 2025. The average sale price has climbed 5.8% year over year to $663,959, reflecting continued confidence in Calgary’s housing market. Homes are averaging 40 days on market, compared with 37 days during the same period last year.

Year-to-Date Trends

Through August 5, Calgary has recorded 13,237 residential sales, down 10.4% from the 14,773 transactions reported during the same period in 2025.

New listings total 24,629 properties, representing a 9.5% decline year over year. Despite lower sales activity, pricing has remained remarkably stable.

The year-to-date median sale price stands at $580,000, down just 0.2% from last year, while the average sale price has increased 2.1% to $646,673. These figures continue to highlight Calgary’s resilient housing market despite a moderation in transaction volumes.

Weekly Market Trends

For the week ending August 5, Calgary recorded 410 residential sales, a 10.3% decline compared with the same week in 2025.

New listings totaled 720 properties, down 6.7% year over year, while active inventory decreased 4.9% to 6,567 homes.

The weekly median sale price edged down 0.5% to $572,250, while the average sale price increased 2.0% to $653,067. Homes averaged 39 days on market, compared with 38 days during the same week in 2025.

General Market Trends

Calgary continues to benefit from strong economic fundamentals, including steady population growth, interprovincial migration, and one of the most affordable housing markets among Canada’s major metropolitan areas. Buyers continue to enjoy improved inventory and greater negotiating flexibility than in recent years, while sellers continue to benefit from stable pricing and healthy long-term demand.

Interest Rate Environment

The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank’s target range, and stable borrowing costs continue to provide a supportive environment for homebuyers and homeowners as the summer market advances.
