Calgary’s housing market continues to demonstrate resilience despite slower sales activity compared to last year. While transaction volumes remain below 2025 levels, inventory continues to tighten, helping support home values and maintaining balanced market conditions.

As of August 8, Calgary has recorded 410 residential sales for the month, compared with 552 during the same period in 2025, representing a 25.7% year-over-year decline. New listings total 877 properties, down 21.1% from last year, while active inventory sits at 6,731 homes, a 4.7% decrease year over year.

Home prices remain stable overall. The median sale price for August to date is $560,000, down 0.9% from the same period last year, while the average sale price has increased 5.4% to $652,240. Homes are averaging 40 days on market, slightly higher than the 38-day average recorded one year ago.

Year-to-Date Trends

Through August 8, Calgary has recorded 13,402 residential sales, down 10.9% from the 15,044 transactions reported during the same period in 2025.

New listings total 25,114 properties, representing a 9.9% decline year over year. Despite fewer sales, pricing has remained remarkably stable. The year-to-date median sale price stands at $580,000, only 0.2% below last year, while the average sale price has risen 2.1% to $646,528.

These figures continue to demonstrate Calgary's balanced housing market, where limited inventory has helped offset softer demand and maintain pricing strength.

Weekly Market Trends

For the week ending August 8, Calgary recorded 351 residential sales, an 18.9% decline compared with the same week in 2025.

New listings fell 12.3% to 805 properties, while active inventory declined 4.7% to 6,731 homes.

The weekly median sale price eased 3.0% year over year to $567,500, while the average sale price increased 5.3% to $666,102. Homes averaged 40 days on market compared with 38 days during the same week last year.

General Market Trends

Calgary continues to benefit from strong long-term fundamentals, including steady population growth, interprovincial migration, and a diversified economy supported by energy, technology, logistics, construction, and professional services.

Although sales activity has moderated from previous years, reduced listing activity has also kept inventory below last year's levels, preventing significant downward pressure on prices. Calgary remains one of Canada's most affordable major metropolitan housing markets, continuing to attract buyers from across the country.

The Bank of Canada continues to hold its overnight policy rate at 2.25%, providing stability for mortgage borrowers and helping support confidence among buyers and sellers. Expectations remain for a measured approach to future monetary policy as inflation stays close to target.
