The Calgary Real Estate Board recently release statistics for November 2020.  It looks like Calgary real estate agents in Calgary have had a busy month as the number of transactions.  Detached sales are up significantly year over year with an increase of 22.7% compared to 2019's numbers.  The number of new listings compared to 2019 increased as well by 3.8% year over year with 2461.  However, inventory levels are down 12.4% compared to last October with 5,833 properties on the market.  That brought the months of supply value to 3.31, which reflects a balanced and a steady market for both buyers and sellers.  Detached home prices are at 489,800 and semi-detached at 394,700.  Townhomes and apartment style condos are at 274,400 and 248,600 respectively, both down year over year by 5.6% and 1.3%.

There were a total of 1764 sales in October 2020 which was an increase of 23% compared to October of 2019.  In the Southeast Calgary region, the average home price is $420,300 and that price leads the city in year over year increase in price with a gain of 2.5%.  Below is a chart of the average detached home prices in Mahogany, Auburn Bay, Cranston combined along with the active number of listings.

Calgary's real estate market is recovering favourably from the Covid slowdown experienced earlier in the year and Calgary's Deep SE communities have a very healthy inventory and sales record down the stretch here of 2020.
