Calgary's housing market continues to show balanced conditions as July gets underway. On July 2, there were 94 residential sales, down 23.6% from the 123 sales recorded on the same day last year.
A total of 265 new listings entered the market, representing a 33.8% increase over the 198 new listings recorded on July 2, 2025. Active inventory now stands at 6,871 homes, down just 0.3% year over year, providing buyers with a healthy selection of available properties while maintaining balanced market conditions.
Home prices remain relatively stable despite softer daily sales activity. The median sale price on July 2 was $550,875, down 6.6% from the same day last year, while the average sale price was $615,240, a decrease of 2.5% year over year. Homes averaged 38 days on market compared with 40 days during the same period in 2025, indicating that well-priced homes continue to attract steady buyer interest.
Year-to-Date Trends
Through July 2, Calgary has recorded 11,185 residential sales, down 10.7% from the 12,519 transactions reported during the same period in 2025.
New listings total 21,179 properties, down 8.1% year over year. Despite lower transaction volumes, pricing continues to demonstrate resilience. The year-to-date median sale price remains $580,000, down just 0.9% from last year, while the average sale price has increased 2.0% to $649,003.
These figures continue to reflect a healthy normalization of Calgary's housing market following several years of exceptionally strong seller conditions. Buyers are benefiting from improved inventory, while sellers continue to enjoy historically strong property values.
Weekly Market Trends
For the week ending July 2, market activity remained close to last year's pace.
Sales totaled 439 transactions, down 2.9% from the 452 sales recorded during the comparable week in 2025. New listings declined 7.1% to 774 properties, while active inventory edged down 0.3% to 6,871 homes.
The weekly median sale price declined 5.9% to $567,000, while the average sale price increased slightly by 0.4% to $637,533. Homes averaged 36 days on market compared with 35 days during the same week last year.
Overall, the weekly figures suggest that Calgary continues to experience a balanced housing market with stable pricing, healthy inventory levels, and consistent buyer activity.
