Calgary's housing market continues to move through the summer with balanced conditions and steady buyer activity. Through July 4, total sales have reached 216 transactions, down 33.7% from the 326 sales recorded during the same period in July 2025.
New listings total 480 properties, representing an 18.2% decline compared with the 587 new listings recorded over the same period last year. Active inventory stands at 6,876 homes, down 0.9% year over year, continuing to provide buyers with more choice than during the highly competitive seller's market while maintaining healthy overall market balance.
Home prices remain resilient. The median sale price is currently $576,000, down 3.2% from the same point last year, while the average sale price has edged higher to $645,306, an increase of 0.2% year over year. Homes are averaging 39 days on market compared with 37 days during the same period in 2025.
Year-to-Date Trends
Through July 4, Calgary has recorded 11,307 residential sales, down 11.1% from the 12,722 transactions reported during the same period in 2025.
New listings total 21,393 properties, down 8.7% year over year. Despite lower sales activity, home values continue to demonstrate stability. The year-to-date median sale price remains $580,000, down only 0.9% from last year, while the average sale price has increased 2.0% to $649,213.
These figures continue to reflect a healthy normalization of Calgary's housing market. Improved inventory has created more balanced conditions, giving buyers additional opportunities while allowing sellers to continue benefiting from historically strong home values.
Weekly Market Trends
For the week ending July 4, market activity remained slightly below last year's pace.
Sales totaled 386 transactions, down 12.7% from the 442 sales recorded during the comparable week in 2025. New listings declined 7.5% to 700 properties, while active inventory slipped 0.9% to 6,876 homes.
The weekly median sale price declined 3.5% to $579,000, while the average sale price increased 2.5% to $665,263. Homes averaged 37 days on market, unchanged from the same week last year.
The weekly results continue to indicate a balanced market where inventory levels remain healthy and pricing continues to hold relatively steady despite lower transaction volumes.
General Market Trends
Calgary continues to benefit from strong population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, construction, and professional services sectors. While sales have moderated compared with the exceptional pace of recent years, the market remains fundamentally healthy with improved inventory and stable pricing.
Calgary also continues to stand out as one of Canada's most affordable major metropolitan housing markets. This affordability advantage, combined with Alberta's strong employment opportunities, continues to attract buyers from across the country.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank's target range, and most economists continue to expect interest rates to remain relatively stable over the coming months. This stable borrowing environment continues to support buyer confidence while contributing to a more balanced housing market.
